One of the bigger mansions, that somehow lies between the Hive Ward and the Bazaar, seemed empty for the last three weeks. However yesterday, a single man started shifting furniture and selling most of them. Day for day he now begins to hammer new furniture and other items inside the house. The noise can be even heard two streets away. Day and night he works hard, almost without rest it appears. Outside is a sign
"The orphanage 'Lerrick's Shelter' and the restaurant 'To the Laughing Sword' are being constructed here. Help appreciated and paid."
The house looks not that big from the front, being squished between two other ones. However from higher perspectives, it is clear that it posessess multiple floors and is extended at the back. The previous owner was the Art-Merchant Lerrick Derral, who seems to have died three weeks ago.
The Entrance corridor, is filled with tools. The red walls somehow bring a warm tone to the house. The bigger halls which were unused and the bedrooms are now stripped of their furniture and refilled with double and even triple-beds. Classrooms are planned and recreational areas. The main entrance leads to smaller part of the building which is being turned into a restaurant. Benches, chairs and tables hint at the future purpose.

Felicia walked through the Hive ward to inspect market prospects for her boss while doing some signatures and checking.
She paused before the building.
She grinned a prospecters eye and took notes of the details, having a full inspection by permission through the building to see its progress and blueprints.
She ticked notes and forwarded them to a runner, sending them straight to Linda's office.
"I smell opportunity here."

A note was brought to Fargul by a few orhpans from the Gatehouse.
"Dear Bernadotte,
These orphans declared themselves ready to assist in the building and in hopes for a new home. Zack is a very capable woodscrafter as his father used to be fletcher amongst other wood working. Lilly has a hand for architecture and in door design. Kalz can assist in anything else but finds a great enjoyment in cooking. I thought you two might get along well due to that little fact. I hope we will get along just fine. Do message me if you need anymore funds, held or anything else that might prove beneficial to the creation of this orphanage.

After he had lead Felicia through the building politely, he sits back a second in one of the old living room where he had already placed a few seating opportunities and reads through a letter. He then looks up to look at the kids with a grin. "Ye can look 'round if ye want. If ye see summin' ye wanna start wit, go ahead. After all 'tis yer new home. Takes quite a lot o' the job fer me in fact. Ye can go decorate like ye want. Jus' make sure yer safe at all times or ask me fer help if ye need it. But till then, go an' make yeself useful." With that words, the kids sitting on the other benches dispersed into all sort of rooms.
He would let Mir immediatly in and showed her a couple of his plans and blueprints. Listening to her advice he would let her do what she deems right. Checking the children's work from time to time, he continues the work building the furniture and merging rooms together, preferring to do the grunt work first. Good work. Make sure we obtain our jinx out of this, at the very least in the form of the taxes and payments for the various permits they need for the construction and maintenance.
Be sure to make it fair. We don't need the negative publicity that "taxing orphans out of their homes" would bring us. I'm sure that more than a few philanthropists and altruistic citizens will come out of the woodwork to supply these fees if the owner cannot. Even help the proprietor locate those and line up financing if need be.
As for the restaurant, be aware that they're a bad business investment - many of them fail and go under within the first few months. Of course, if we want the property, we might consider underwriting their loans or business so we can legally seize it once the enterprise fails.
Bottom line: make us Fated some jinx.

Felicia approaches the workforce the following morning, making sure she does her homework, she researches the current costs for materials and value. She takes her estimates at the property margin and approaches Fargul with an offer:
"Well it looks like yer doin a fine job'o'construction 'ere but if ye want to make tings easier for yerself, we can offer ye a loan towards yer debts, interested added 'o'course.
Granted we'll throw a small discount fer yer charity service, but its up tae ye, we 'ave t'resorces, ye 'ave t'manpower.
And manpower demands profit..." She says, rubbing her fingers. "So 'ow about you borrow a little from yer friendly tax collectors, what say ye?"
